Energy Performance Certificate (EPCs) and its registration with the Junta de Andalucia, are needed whenever a property is built, sold or rented. If you already own your home, the process of getting an EPC produced can help you identify ways to improve the energy efficiency of your home.
NOTE: remember that the E.P.C., must be accompanied by its registration in the Junta de Andalucía (it is in the case your property is located in this community). There is a cost of 14,40€ for its registration and it is mandatory.
As EPCs are valid for ten years
You will then have an accurate EPC ready if you decide to sell or rent within this period (unless you improve your home subsequently, in which case you may wish to get a fresh EPC done to include those improvements). It gives a property an energy efficiency rating from A (most efficient) to G (least efficient).

There are some buildings that don’t need an EPC, these include:
- places of workshop;
- temporary buildings that will be used for less than 2 years;
- stand-alone buildings with total useful floor space of less than 50 sq m;
- industrial sites, workshops and non-residential agricultural buildings that don’t use a lot of energy;
- holiday accommodation that’s rented out for less than 4 months a year or is let under a license to occupy;
- listed buildings
- residential buildings intended to be used less than 4 months a year
